A new blog!

We thought we would launch this blog to record our adventures as we develop the Old Stables!

We bought the house in October 2018 but didn't move in until January 2019.   The first three months were mainly working with Peak Architects on getting the planning submission prepared.  Getting planning permission went smoothly and this was granted on 7 March 2019.   Finishing the detailed structural drawings took longer than expected and we finally appointed the builder in July with  a view to work starting in late October/Early November 2019.  We moved out of the house in early October so that work could be started.

November 2019 - Work starts

Work started on 5 November with the demolition of the rear conservatory and the utility lean-to.   The kitchen and upstairs bathroom were stripped and the floor between them removed. Water pipes, radiators and electric cables were also taken out. What used to be the kitchen! Where the upstairs bathroom used to be The first of many skips No more lean-to utility space ...and no more conservatory And then it was time to dig out the footings After a rather panicky day on Friday making sure there were no cars opposite, the concrete lorries arrived at 7.30 am on Saturday 16 November.  After one of them reversed into the gatepost (leaving rear lights behind) and a puncture, the concrete was finally poured into the foundations. It all then went quiet for a while apart from the scaffolding being put up and the delivery of the blocks.

A good start to the New Year

The good progress continued in January.   As at 21 January: The rear initial terrace work was completed so that some of the rubble could be held in the retaining walls.   Where did the lawn go? The limestone facing was delivered from the quarry: The team had a big job getting them all dressed - it sounded (and looked) like a Victorian penal colony! Some serious demolition was done above the old dining room - the roof was completely removed and the doorway to the planned mezzanine knocked through:   The steel joists were also delivered and the first fitted above the dining room to take the mezzanine bridge:

The roof

The end of November and early December saw work start on the roof over the existing parts of the house.  The plan is to get this done early so that the builders can get on with the inside of the house if the weather is too bad to progress the extensions and do outside work. The new Rosemary tiles are a great match for the old ones, which were largely past it.  We are also replacing the felt roof over the old bedroom with GRP.  This needs to be done at + 5 degrees in dry weather  - so quite a challenge in a Derbyshire winter! We have also booked Pete the sandblaster so that the previously painted internal stone walls will take the new plaster properly.  Quite a noisy job, so hopefully we won't lose too many friends in the village!
